Remember This

Choosing a good contractor is definitely more important than choosing a good agreement. A good contractor can make a lot of adjustments to his work scope. Still, it’s always better to have a proper responsibility in written format than just taking it for granted. We don’t know what happens once the work starts. I remembered one bad incident in my first house construction experience for this context. We picked an electrical contractor based on the recommendation of my dad’s very good friend, who is his own brother....

Building Contractor Agreement Template in English

After the long festival break, I worked on creating products for my customers. A few days back, I got a few customers requesting a Building Contractor Agreement Template. I avoided creating a template for quite a few days. After noticing many of my buyers asking the same questions, I decided to sit and do the work for them. For the past 2 days, I have sat and prepared this Building Contractor Agreement Template....

We no longer need any Dish or DTH setup

To this day, we have been using a non-smart TV. For this sale on Amazon and Flipkart, we ordered a good smart TV and a home theatre to go with it. Both came. We installed our smart TV and plugged our 400 Mbps internet cable to see its performance on a 4K TV. I was slightly sceptical about its performance as my single internet connection is shared with all my rental property (16 doors + 2 owner house)....

Contractors are not ready to sign the Agreement

Today, I was chatting with one of my customers on WhatsApp. The customer questioned me… – In my experience, no contractor signs an agreement before the work is assigned to him, do you agree? And how can this situation be handled? – I was a little confused about what this customer was saying. So I suggested: First, have an oral discussion. Once You and the Contractors agree to the Contract Terms, Both sign the Written Agreement and Start the Work as I suggested....

When JCB sound starts…

Before bringing JCB to do any work, I have a small tip to share. Inform the JCB operator to follow only your instructions and not all the visitors. The reason? In some cases, if you bring a JCB to do your task, neighbours sometimes ask you or a JCB guy to do the cleaning work here and there. You cannot say No in front of them. You cannot say Yes also…...

Engineer measurement to easy to understand way

When your engineer gives your building plan, they give it on paper containing dimensions, which usually cannot be felt in most cases. If you want to experience room dimensions live practically, what I recommend is… Ask labourers to build one course of masonry (one bricklayer) according to the engineer’s plan during construction time. Now, go and walk and feel physically to experience the room’s size live. If you find something you need to change, make changes and experience first....

A 'wired' network issue…

From last month onwards, we had a strange network problem in our building (both). Because of this problem, most of our tenants and we could not connect to our WiFi router. Anytime we connect, it keeps on disconnecting. We never had an issue with a wired connection. This only happens on our sub-router, which we placed in our tenant’s house (in Access Point mode). In the main router, we never had any such issue....

1 more floor on 20 year old building, is it ok?

Yesterday, I got the following question from one of my customers: Hi Arun, my house is a 20 year old constructed property. It’s a 2bhk independent house with 1200 sq. ft in ground floor. Do you think it wise to construct the 1st floor and terrace with a pent house now and give the ground floor for rent? I am going through all your materials and it’s really helpful. Regards, Dileep...

Pujari knows the importance of LAN setup

Yesterday, we went to a few temples far from my home. When I was praying… the pujari in the temple was speaking on the phone loudly. The conservation caught my attention when Pujari spoke about the LAN cable. Hmm…. LAN cable? I paid attention to his words while I was there. The pujari said to the other person on the phone, “I need LAN cable in the daughter’s bedroom and other room (maybe the hall)....
