She saved ₹15,000 directly

Yesterday, I shared how one of our relatives planned to buy a 50K laptop in an offline shop.

This email is a continued version of that story…

Both father and daughter went to offline shops to buy laptops because they don’t trust online shops. 

When they enquired about the laptop price they planned to buy, the shop owner told them ₹15,000 more than what they could get on an online shopping site now.

They tried to ask for an online price, but the shop owner was not ready to give it.

Yesterday night, their daughter called my brother to inform the story and wanted to buy online now.

The problem is that they don’t have much courage to buy 50K products online directly, and asked my brother to buy and keep them in our house. 

Once the product is delivered, she will come and pick up the laptop.

Finally… they did a good job shopping online instead of offline shop.

If you had seen my email yesterday, you might have noticed that I predicted 5K to 20K extra that they would have to pay if they bought in offline shops.

Now she revealed that 15K extra is what local shops asked her for.

That’s why I love online shopping.

Relatives don’t feel comfortable shopping online

Today, my mom spoke with one of our relatives on the phone call. While they were speaking, I was also drinking coffee in the hall.

Our relative was telling her daughter was planning to buy a laptop.

Mom asked how much it cost… relative replied, “Around ₹50,000”. Both their father and daughter planning to go to the city to bring a laptop.

My mom asked why in the city you can only buy online. Like she asked.

Relatives replied that, they are not comfortable shopping online.

They continued their conservation. After my coffee was over, I came back to write this email.

I understand why they are not feeling comfortable. Usually, they don’t shop much online, so they are quite fearful of buying costly items online.

I have been shopping online for a decade. I have a very few bad experiences. I have never got soap or similar kinds of items yet…that you see and read online.

But I accept online shopping is not for all. It requires some little skills to know the right sellers before buying expensive items.

My guess is, whatever the laptop they buy in offline shops. They will be paying a minimum ₹5000 to ₹15000 extra.

That too… now online sales are starting on 27th sep.

If they shop online, they could easily save a lot of money.

If you also don’t feel comfortable shopping online, try buying little less expensive items and get comfortable and save money and time.

In 99% of cases, nothing goes wrong.

Even if it happens, it’s easier to fix, at least on Amazon.

Wait a few more days till the sales start and order all the required items on sale day to save more.

My brother and I arranged all ATMs and credit cards to save more with bank discounts.

This is the right time to order expensive items for a bigger discount.

Once the sale starts, I will be talking more about the products you could buy.

Oh… if your mobile is slow, it could be the right time to easily exchange your old phone with a new one online.

A big fight for a silly reason

This Saturday, a big fight happened backside of my house.

This is because a guy parked his car on the main road… almost no 4-wheelers can pass.

The time was around 11… or 11.30 pm, I guess.

Another car from the same place came. He started pressing the horn repeatedly.

After 10 minutes, the guy who had parked his car on the main road came. Both started talking.

Talking went to talking bad words.

Soon, the fight between the two guys started to severe.

At 12 am, rain also started.

I was watching this scene from my bedroom’s backside window.

The scene looks exactly like a fight scene in a movie. Some neighbours came outside their house and started watching the scene.

To my surprise… none of them showed interest in stopping the fight. I felt a little bad seeing the situation.

The guy who parked the car on the road and that guy’s family members were also not in their home at that moment.

His wife came outside and tried to control him but failed. Then she called his sister, who is staying on the same road.

His sister and her husband came running but could not manage the fight immediately.

After almost 1.30 hr fight, it was somewhat controlled.

This guy never parks vehicles like that. But his road was blocked due to the Ganesha festival, so he parked on the road itself.

Just for a small reason… some big fight happens.

Luckily, this guy’s sister and her husband came and controlled the fight.

In house construction, most users face at least a few disputes during their construction time.

We had a big verbal fight with our electrical contractor in our first building.

In our second building, we had zero verbal fights.

The reason?

It could be a good time.

Or

We learned a lot of lessons in our first construction and never repeated any such mistakes in our second construction.

Multiple differences come between us and our contractors. However, all such differences have been handled successfully with the help of my house construction tracking system.

Today, I got up at 5:30 Am, which rarely happens.

I read one chapter on a copywriting book and turned on my desktop to start my regular online work.

As it’s an early morning without any disturbance, I decided to create a few simple image ads to start advertising my Building Contractor Guide.

I took one important tip and created a Facebook image ad.

It’s a very valuable tip, but in that guide, I explained that concept in only a few lines.

Which buyers can easily ignore, or that point may go unnoticed.

I don’t want that to happen.

Because, if they properly implement that tip… They could save a lot.

Which is what I needed.

I need to help as many customers as possible by guiding them correctly as much as possible.

So, I decided to do something about that tip.

From this afternoon onwards, I was working on expanding the concept so readers can understand it and its importance easily.

Just understanding is not enough…

They need to implement this in their building to actually save.

So, to take them seriously, I took our second building’s real details and showed all the calculations of how this tip helped save money in our case.

After some calculations, it came to around ₹2,78,760.

Your savings could change depending on your construction budget.

Get products delivered fast without any follow-up

The last rice bag also getting over…

We needed to order a few rice bags. Because the older the rice, the better it is.

We usually buy a few rations from a nearby provision store rest of them my brother order online.

Every time I order a rice bag, I always pay first so when he delivers to our house, I don’t need to go to pay him.

I used to follow this method many times…

Whenever I pay him the full amount upfront, he used to deliver after 1 week. That too after multiple followups only he used to deliver…

I don’t have any trust issues with the shop.

But we used to waste our time following up with the shop owner to get the product we paid for.

This time, I decided to do something else.

I ordered 3 bags of rice and didn’t pay anything in advance.

To my surprise, this time, he delivered the rice bag the next day itself.

This is the first time he has delivered so fast.

Same way…

When you pay the amount in advance, be aware that sometimes, paying in advance can actually slow the product delivery.

I got stuck similarly when we ordered tiles.

I already paid 50% of the amount upfront. The seller is not ready to deliver the product.

He always told me some reasons and kept postponing the delivery date.

I used to follow up with the shop guy almost 30 to 40 times just to get the products that we paid for.

I decided I would never go back to that guy again.

My brother don’t belive in numerology but now

My younger brother doesn’t usually believe much in numerology stuff. But recently, one small negative event happened in his life.

He spoke about that with his close relative guy in a general talk.

The guy who he spoke recently started studying numerology out of self-interest and sharing his lessons with friends and observing their results.

When my brother spoke to our relative, he explained that his mobile number was not good and how that mobile number was affecting his life.

He did not just explain that. He also shared a few real-life case studies about how they are seeing positive improvements in their lives after taking his numerology suggestions.

He suggested a good mobile number for my brother based on his birth date. (I guess for free of cost, as bro is very close)

My brother… who has a kind of fancy number and never changed his mobile number for the past 8+ years (to my knowledge), took the second sim.

He still has an old sim. However, he actively started using a numerology mobile number for the past few days.

Changing the old sim is not easy, so he is using both numbers for the time being.

Why I’m sharing this?

I’m not sure how much you believe in the concept of numerology. As per my observation, numerology works.

After your house construction is over, you can use numerology concepts while naming your house. As you have nothing loose.

In our second building, I used numerologically compatible names for our house.

The only problem most of them face is that finding such names is very difficult.

That’s why I built an Excel sheet to make your job easier.

All you need to do is find a number that is good for the house owner and find a name that matches that good number.

By doing this, you have nothing to lose.

When JCB sound starts…

Before bringing JCB to do any work, I have a small tip to share.

Inform the JCB operator to follow only your instructions and not all the visitors.

The reason?

In some cases, if you bring a JCB to do your task, neighbours sometimes ask you or a JCB guy to do the cleaning work here and there.

You cannot say No in front of them. You cannot say Yes also…

Some use such instances very well.

They don’t pay for using such a service. They just want to use free service when you bring a JCB vehicle.

It depends on the place and people near your site. This doesn’t happen in all places.

Just sharing so you are aware of it.

how this owner wasted almost 3K by assuming himself

Today, RCC molding work is scheduled in a nearby construction building.

The owner properly arranged all the molding required materials a few days back.

That’s a good practice.

But…

He made a mistake. That mistake cost him ₹2K to 3K.

What was that mistake?

The owner assumed where materials needed to be, and he dumped msand and jelly in the previous spot where he used to keep them.

It was the same spot where the previous few molding items were kept. So, the owner assumed he dumped all the materials in the same spot.

The Gang team (labourers who do concrete work) came this morning. They noticed they could not set up their ladder and asked different places to have msand and jelly.

What does the owner need to do now?

So the owner called JCB, and with the help of JCB, they shifted Msand and Jelly to the place they suggested by the Gang team.

It’s simply a time and money waste for the owner.

I recommend always asking Gang team members, not even your building contractor, to know where they need molding materials before starting RCC molding work.

They will suggest where they can install the machine, where they need msand, where they need jelly properly.

After that only keep materials as they suggest to avoid extra time and money wastage.

I highly recommend that you strictly follow what I shared in the guide.

Engineer measurement to easy to understand way

When your engineer gives your building plan, they give it on paper containing dimensions, which usually cannot be felt in most cases.

If you want to experience room dimensions live practically, what I recommend is…

Ask labourers to build one course of masonry (one bricklayer) according to the engineer’s plan during construction time. Now, go and walk and feel physically to experience the room’s size live.

If you find something you need to change, make changes and experience first. If you feel good, then proceed with the remaining construction/masonry work.

Don’t make changes too much after construction work is already done.

It’s simply a waste of materials and labour charges.

Keep in mind you cannot make changes however you need. You can only change in some areas, not all the places.

The reason is that the engineer plans pillars and beams where required. You cannot move walls randomly…

If you are in doubt, you can always ask the building contractor or engineer before making changes. They will tell if it can be done without issue or not.

When we checked the room size like this, we made our hall a little bigger than the engineer’s plan without affecting any load issues.

Not only that…

We made some minor alterations here and there without affecting the engineering plan too much.

If you need to get such ideas, you must do this one brick construction and experience and think in that spot.

The more family members, contractors, friends present on that day, better the idea you can get.

There is no better suggestion than this tip to experience room sizes.

Think rental income before planning

One thing that I like apart from my online business is collecting rent.

Although it comes with its own risk. But if you ask me, the reward always overtakes the risk in the rental business.

Every month, by the 10th, all rent is automatically deposited in my bank account without fail.

People who fail to send rent are charged extra for late payment. So again, there will be a reward for that.

I still remember when we first rented our property, which was around 5500rs.

Now we collect rent up to ₹8500 based on how many persons (students) stay (not PG).

Rent actively rises every year. Ours is the student market. That, too, out-of-state students studying in college means you can expect good rent.

So it’s really a good income you can depend on.

If your site is also located in such an area, do think about rental property and its income.

It’s really a good source to depend on.

If you are tight on budget, just inform the engineer in future you will build another 2 or 3 floors and ask him to give a plan accordingly.

Once you get the budget, you can reconstruct & add more floors on the same building.

That’s what we did in our first building. First, we built the ground and first floor. After seeing rental returns, we added the 2nd and 3rd floors again.

We are able to add more floors because we planned for the G+3 floor at the time of planning itself.

If you are good at marketing & technology, you can also reduce the vacancy period.

That means more ₹₹₹₹.
